The Town Council believes that so significant are the plans that this should not be considered as a mere extension but a virtual new build and members would have expected to see greater justification on design and access. South Hermitage is a road of significant architectural merit and is underlined by the fact that the area is subject to Article 4 Direction. The road has some of the finest Victorian and Georgian Villa style properties of anywhere in the town. Members view this application as wholy out of keeping with this area and has a design that neither conserves nor enhances the Belle Vue Conservation Area. Members see that this development proposal shows a lack of regard for neighbouring properties particularly given that the proposals plan to build up to the boundary line on both sides, creating a sense of overbearing and dominance on local properties. Additionally members question the balcony to the rear of the property and the loss of privacy for neighbouring properties as a result.
